We chose The Eder because of price, the location walking distance from railway station, it was family run, traditional Bavarian as opposed to the usual modern chain hotel and the reviews which said it was clean and comfortable for a quick break to Munich. It was perfect for what we were looking for in Munich for a short stay, convenient for Karsplatz and Marianplatz (for sight-seeing, restaurants, bars or shopping). The staff were very helpful, spoke good English and breakfast was very pleasant with coffee, cereals, juices, ham and cheese, fruit and yoghurt, toast and jams etc and boiled eggs in the basket (we didn't spot them the first day).
Being near the station, and situated on a small side-street with a casino, I thought the street may feel a little seedy at night, but we felt perfectly safe. Also, the pictures of Hotel Eder showed the hotel frontage with window boxes on all the windows, but there were none when we were there probably because of the major roadworks immediately outside the hotel. Having said that, there was no noise from the roadworks as they didn't appear to be working while we were staying. Also, because the rooms are of a Bavarian wood style, they can feel a bit claustrophic and the shower room was quite tight for space. But, we're not complaining we were still happy with our choice.
